Have you ever considered owning your future now?

 

Especially because it is winter the cold weather in Michigan definitely can get old at times and this time of year (even though I love Christmas) I do wonder what it would be like to spend some more time in warmer climates and owning a rental home in the southwest is something that I have considered over the years.

While I have never thought about purchasing a home in a warmer climate I do wonder whether escaping the winter, especially as I get older will be something that will be better for my body and my overall health. Even though that is sometime in the future, I do think about a vacation at least to somewhere warmer to escape the grey weather that we have (and the lack of sunshine too).  I sometimes even think of purchasing a rental property that I can use when I want it, and rent out when I am not in need of it as well.

As I have explored the rental property market, one of the places I have looked for information is Vacasa. You see, the key to finding an amazing rental property isn’t just knowing the best locations, it’s knowing what locations are up and coming. I discovered a new report from the vacation rental pros at Vacasa that has confirmed something that I’ve believed about the Southwestern US winter rental market for a long time.
It’s ready to explode. 
Vacasa applied data analysis to the copious amounts of data they have on vacation rental markets around the country and pinpointed the Top 10 best places to buy a winter vacation home right now. 
Winter month occupancy in winter vacation destinations are up almost 25% year over year since 2016. That means that winter vacation destinations are a real trend. But there’s more to finding a truly lucrative vacation property than proximity to skiing and snowboarding. 
Vacasa’s Winter Vacation Report identifies the markets with the highest average occupancy increases in the winter months and chose the ones with the best one-year return on investment. 
6 of the top ten markets on their list were in the Southwest!  
One of the places that I had looked at was Flagstaff and it did make their list:
Flagstaff AZ‘s Stats:
  • Median Annual Rental Revenue: $23,380
  • Median Home Price: $349,900
  • One-Year Return Rate: 4.5%
As you can see, Flagstaff’’s low median home price and relatively high amount of annual rental revenue offers a very competitive one-year return rate.
